Duration: 28 Months

Description: Review of construction documents and performance of construction monitoring on development of a 40-story apartment tower, a 10-story senior-living apartment complex, and an adjacent 7-level parking structure. The tower contains 411 units and the senior building contains 91 units, with a combined total of 586,500-gsf.

Duration: 14 Months

Description: Review of construction documents and performance of construction monitoring on behalf of the construction lender on a 9-story, 101-unit senior living building in the Cathedral Heights neighborhood. The project was featured in Architectural Record.

Location: St. Louis, Missouri

Hard Cost Budget: $20M

Duration: 16 Months

Description: Property Condition Assessment, review of construction documents and performance of construction-monitoring for the construction lender. The project entailed adaptive reuse of a 7 story plus basement, load-bearing-brick masonry-and-heavy-timber warehouse in downtown St. Louis. Constructed around the turn of the 20th Century, the building is deemed historically significant by the National Park Service. The scope entailed conversion into 131, 1- and 2 bedroom residential units. A lightwell laced with the structural members was constructed at the center of the building.

Old Town Lofts

Old Town Lofts Photo No. 1

Location: Kansas City, Missouri

Description: Property condition assessment, review of plan documents and costs, and construction monitoring at a complex of three buildings formerly used as offices and storage, were adaptively renovated to contain a total of 44 residential units.

  • A 3 story, heavy-timber structure enclosed with brick masonry built in 1895.
  • A 3-story reinforced-concrete structure enclosed with brick masonry built in 1912.
  • A two-floor structure of conventional, light-wood framing built in 1922.
GTG was engaged by the developer-builder to perform the PCA pre-closing, then performed monitoring for both the developer and the tax-credit investor.
