Description: Historic Renovation and Adaptive Re-use (Office to Hotel). Acquisition due-diligence services, review of construction documents, and performance of construction monitoring services for the lender on an adaptive re-use of an existing, 14-story office building, originally constructed in 1923 for Citizens Bank, in an envelope of brick and glazed tile, situated on an 11,331-sf lot at the southwest corner of J and 10th Streets in downtown Sacramento. Upon completion, the hotel will feature 197 rooms and a restaurant.

Existing construction consists of cast-in-place, steel, and precast-concrete framing members and brick-masonry load-bearing perimeter walls, with terra cotta and brick façades. Structural steel is used at the 2nd- through 6th-story addition, which comprises the southwest corner of the building.

Duration: Underway since January 2008

Description: Historic Renovation and Adaptive Re-use (Office to Hotel). Acquisition due-diligence services, review of construction documents, and performance of construction monitoring services for the lender on an adaptive re-use of an existing, 13-story office building, originally constructed in 1905 as offices for the B&O Railroad.

Upon completion, the hotel will feature 210 rooms and a signature restaurant. Construction consists of a structural steel frame supporting a floor system comprised of a clay-tile arch assembly. The building is enclosed with brick masonry with limestone string courses and embellishments.

Hard Cost Budget: $70M

Description: Document review and construction monitoring on a 170-unit, multistory building, consisting of 100 hotel units, 50 clubestate or fractional units, one penthouse unit, and 19 employee-housing units on a small parcel of land in downtown Vail, Colorado. The property includes a 2-level underground parking garage with spaces for 204 vehicles, and surface parking for eight vehicles.

Description: Document review and construction monitoring on a 104-unit, multi-story hotel property on a 0.375-acre parcel of land in the historic district of downtown Savannah. The scope of work will entail renovation of an existing historic 2-story building with basement and construction of a 5-story building addition with a partial basement.
